About This Role
We seek an established Facilities leader who can provide strategic direction and manage the day-to-day operations of a 1.2 million square foot facilities (250 acres), with an operating budget of $10 M. This position will have responsibility for entire facility operation, capital investment project, and maintenance across Carrier Syracuse site. While some responsibilities reside with the infrastructure, the position also requires vast responsibility for functions directly impacting laboratory, warehouse, and administrative operations at the Syracuse site. The position will work closely with JLL, the site maintenance contract company, to manage the facility.
This position will be accountable for health and safety, buildings and grounds, budget, and oversight of JLL relationships related to maintenance, repair, security and food service. Responsible for ensuring JLL and third-party workers perform in accordance with Carrier requirements. Will be responsible for communicating Carrier expectations to JLL.
This position will be responsible for the oversight of facility management with JLL including, but not limited to, HVAC, carpentry, mechanical, electrical, powerhouse, office services, groundskeeping, etc. for the Syracuse campus. This position also manages the existing campus environmental remediation projects with NYS and the DEC, and oversees the facility laboratory and engineering safety program.
This position will also have oversight of facilities and maintenance of discontinued, US-based sites, interfacing with corporate real estate, Remediation and government and local agencies as required.
Key Responsibilities:
Position incumbent is responsible for the following functions:
Capital planning and implementation
Financial management, budgeting, and forecasting
Oversight of all campus construction and maintenance activities
Energy management
Emergency planning and disaster command center
Real estate & surplus equipment sales
Facilities planning, construction, and demolition
Plant and facility engineering
EH&S within infrastructure and environmental compliance for Syracuse campus
Legal signature for Environmental documents for local, federal, and state agencies
Site maintenance & utilities (outsourced)
Warehouse operations maintenance
Oversight of yard & grounds keeping (outsourced)
Oversight of office services to include furniture & layout planning, administration outsourced)
Office and laboratory construction and relocations
Office and factory telecommunications
Site mail services
Community relations – interface with local planning boards, government officials, and regulatory agencies
Periodic consultation on facility matters with other Carrier operations, acquisitions, and divestitures.
Model and ensure adherence to OSHA environmental health and safety policies and initiatives with all facility employees, contractors, and tenants.
Oversee internal and external use of facility buildings, property, and infrastructure.
Oversee existing building warehouse space leases with tenants.
Monitor daily work order progress with outsourced maintenance company and drive quality and timeliness of work order completions using a TMS workorder tracking system.
Schedule and complete routine inspections of buildings and property.
Assist numerous campus engineering departments with laboratory equipment installations or removals.
Ensure facility maintains open relationship with local, state, and federal municipalities.
Manage and maintain facility buildings and grounds with outsourced maintenance company.
Maintain working relationship with outsourced maintenance company and their unionized workforce by following the terms of their collective bargaining agreement.
Plan and implement annual facility and maintenance budgets with corporate finance and the outsourced maintenance company.
Plan and execute annual facility capital equipment and infrastructure improvements.
Perform quarterly facility asset and property reviews and adjust assets accordingly.
Oversee facility medical department and campus fitness center.
Attend weekly facility reviews with outsourced maintenance company.
Manage facility engineering and environmental remediation personnel and projects.
Oversee management of facility office services department, and the phone and IT infrastructure.
Work with outsourced maintenance company to plan and adjust manpower to maintain the facility.
Required Qualifications:
Bachelor’s Degree
10+ years of building maintenance, electrical, and mechanical services experience
5+ years of project management experience
Preferred Qualifications:
Experience in leading a team, as well as proven ability to work effectively in a team environment
BA/BS degree in Engineering
Experience with construction and maintenance of equipment, mechanical, environmental, civil and engineering disciplines
Experience managing construction and mechanical contractors
Technical background in HVAC, electrical and mechanical trades, high voltage power distribution, and steam generation and delivery.
Strong knowledge of maintenance methods and practices, facility utility systems, OSHA code requirements, and ability to efficiently troubleshoot and plan infrastructure repairs is essential.Demonstrated project management skills
Ability to influence and communicate effectively with all levels of the organization and external agencies
Experience with financial budgetary responsibilities
Experience interacting with customers and community agencies
Strategic leadership and operational management, and strong business acumen
Strong communication skills with ability to interact within a cross functional teams as well as senior management; excellent verbal and written communication skills
Excellent problem solving and analytical skills
Highly organized with strong attention to detail, while also able to manage multiple priorities
Superior follow-up and follow-through skills
Proficiency with Microsoft Office (Excel, Word & PowerPoint)
Minimum of five years of managerial and supervisory experience.
Minimum five years of building maintenance, electrical, and mechanical services experience.
Strong teamwork skills.
Excellent problem solving and analytical skills.
Advanced experience with Microsoft Office software (Word, Excel, MS Project, Powerpoint, Teams, Zoom) and
Total Maintenance Software systems.
Strong verbal and written communication skills.
Highly organized with strong attention to detail, while also able to manage multiple priorities.

Pay Range:
$109,456 - $191,938 Annually
